Budget

Work out your budget in weekly and monthly amounts as estate agents will quote both in their advertising. Most estate agents use external referencing companies who work out your affordability. They calculate that the total amount of rent payable must be less than 40% of the total tenant's salaries. Do this quick calculation before offering to make sure that you can afford the property and pass the referencing stage. Check whether the cost of the utilities is included in the rent, as these along with council tax can increase your montlhy expenditure.
