Landlord Fees Schedule
- Letting Instructions Fees – See T’s & C’s for service details
- LET ONLY – 12% INC VAT of yearly rental income payable upfront
- LET ONLY RENEWALS – 7% INC VAT of yearly rental income payable upfront
- MANAGED SERVICE – 14% INC VAT of Monthly Rental Income
Sales Fees Schedule
- Sole Agency – 1.5% INC VAT of Sale Price
- Mulitple Agency – 2.2% INC VAT of Sale Price
Pre Tenancy Fees – All Service Levels
Arranging and facilitating statutory compliance if not provided on instruction or undertaken by the landlord:
- Energy Performance Certificate (EPC): £85- £150 (incl. VAT) per tenancy
- Gas Safety Certificate and Boiler Service (GSR): £150 (no VAT) per tenancy
- Electrical Installation Condition Report (EICR): £224.40–350.40 (incl. VAT) depending on size of property
- Installing Smoke alarms and Carbon Monoxide: £80 (incl. VAT) per tenancy
- Handling local authority selective licensing application: £420 (incl. VAT) per tenancy
Start of Tenancy Fees
- Referencing fees: Included in Management Service – Let Only – £25.00 (incl. VAT) per applicant and guarantor (if required).
- Drawing up tenancy Agreement: Included in Management Service-Let Only- £250.00 (incl. VAT) per applicant. Agreement will be uploaded for signing via DocuSign.
- Deposit Registration – Included in Management Service – Let Only- Fees £90 (incl. VAT) per tenancy. We will Register landlord and tenant details and protect the security deposit with a Government-authorized Scheme. Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.
Inventory Fee: from £150 depending on the property size (incl. VAT) per tenancy. It will be a Professional Inventory company that attends the property to undertake a Schedule of Condition. to be compared against inventory when tenants leave
During Tenancy Fees
Additional Property Visits: £90 (incl. VAT) per visit – Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property
Renewal Fees:
- Let only from 7% (incl. VAT) of yearly rental income upfront
- Let only – £160 drafting the tenancy agreement and £90 deposit certificate.
- The renewal process includes contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.
End of Tenancy Fees
- Check-out Inventory: from £150 depending on the property size (incl. VAT) per tenancy.
- Professional Inventory company to attend the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.
- Fees for the service of Legal Notices (Section 8 or Section 21): £360 (incl. VAT) per Notice.
Tenant fees:
Deposit – Equivalent to five weeks’ rent
- Contract variation, novation, amendment or change of occupant at the tenant’s request within an existing tenancy – from £50 inc. VAT
- Default fee of interest on late rent if rent is more than 14 days overdue – 3% above Bank of England base rate
- Default fee for lost keys or other respective security devices- £50 plus cost of keys
- This is not a fixed-cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, verifying references, undertaking Right to Rent checks (if applicable) and drawing up contracts.
